     有效的不動產投資,有相當大部分決定於瞭解不動產市場景氣循環、轉變力量與 結構變遷。不動產投資組合管理的本質就在善於洞察、並擬定能反映下列三者間內涵與差異 之策略: 1.循環現象(預期重現,雖然可能以不同形式出現); 2.改變社會對區位與空間關係的力量; 3.與以往不同且有長期、深遠影響的結構改變。 將不動產市場景氣循環、轉變力量與結構變遷與非重現、短期形式的偏好或活動趨勢做 區別,是從事有效投資組合管理的基本工作。 不動產市場終究會受到總體經濟體系的影響。因而對商業、居住、社區服務的空間使用 需要會創造對不動產的需求,要瞭解不動產景氣循環需要先廣泛瞭解資本市場的景氣狀況以 及此兩者間的互動關係。瞭解經濟及不動產市場的最新狀況是切入不動產市場景氣重心的基 礎。 有效的不動產投資組合管理是一不斷觀察市場,研發投資策略的過程,並能區別體系內 第一階(first order)改變以及體系間的第二階(second order)改變。其挑戰與機會在於,如何將 市場景氣與趨勢改變的內涵轉換成可操作的模型,藉以預測租金、空屋、營運費用及折扣率, 最後計算現值與報酬。對投資者而言,瞭解與運用市場景氣改變與趨勢的認知,在往後的幾 年間,對法人機構型的投資者將日益重要。
