台灣自1980年代起因規劃實施容積率,導致民間搶建高樓住宅,歷經數十年歲月這些數量龐大的建築物已逐漸老舊,加上當時因搶建造成機電設備不良及使用後管線管理不善,居住品質問題已嚴重顯現。本研究試將我國技術純熟之智慧化管理設備導入這些老舊住宅大樓,以提升大多數仍堪使用老舊住宅大樓之性能,並有效解決設備更新問題,期能重建居住品質也兼顧業主的資產價值。本研究以台中市遭受921大地震影響之集合住宅大樓為案例,藉由對已裝置部分智慧化管理設備之老舊住宅大樓住戶進行使用後調查,同時對尚未裝置智慧化管理設備之同類型建築之住戶經案例說明後調查其接受度,進行兩者之比對分析,以評估智慧型科技產品應用於改善老舊住宅社區居住品質之效益及居民接受之可行性。除了探討經濟效益以外,還針對省人力、節能及安全舒適等三個面向調查住戶之滿意度,經李克特五點量表統計顯示使用住戶對裝置後整體滿意度平均為4.196,尚未裝置設備之住戶調查結果,整體接受度也有4.242,顯示使用者對於裝置智慧化管理設備的效益持正面評價。最近本研究更計畫探討智慧化管理設備系統在大型住宅社區之改進與創新手法,以期擴大檢視其應用效益與可行性。
Since 1980s cause of implement the building volume ratio in Taiwan. Resulting in high-rise buildings built in rush. After years most of these buildings was constructed due to poor equipment and management have been old gradually lead to serious reside problems. There are a huge number of these old buildings in Taiwan. This study will try to import intelligent management equipment in order to improve the function of old residential building and update equipment effectively. Expect reproduce the quality of living also keep the property value of owners. In this study, a suffered old residential building by major earthquake disaster was selected as a case study. Satisfaction survey on households was executed with some intelligent device has been installed. Meanwhile resident acceptance survey of the same type building has not yet installed was investigated after its acceptance by the case notes. To assess the effectiveness of ICT products used to improve the living quality of the old building. In addition to explore the economic benefits, but also satisfaction survey for residents of the labor-saving, energy-saving security and comfortable. After a five-point Likert scale statistics show that the overall satisfaction of the user device up to 4.196 of the average. Household survey of device yet, the overall acceptance is also 4.242. Most users show positive comments. Recently in this study keep to explore feasibility of ICT equipment to improve and innovation practices in large residential communities.
