題名:小琉球民宿經營管理之初探

目的:本研究旨在提供現有及日益激增的小琉球民宿業者經營管理之參考。方法:以自編之「小琉球民宿經營管理之研究」量表進行問卷,研究對象為85位民宿業主,使用之統計包括次數分配、平均數、標準差、t檢定、因素分析。結果:根據住房率及經營關鍵因素,得出小琉球民宿8項經營關鍵成功因素與相關學者所編問卷或指標或研究相符。結論:本研究所得之8項經營關鍵成功因素,依序為1.民宿業者能與遊客交流互動,對待遊客親切如同朋友、家人,讓遊客倍感溫馨與尊榮。2.民宿整體環境衛生、乾淨、安全,符合民宿整體衛生安全管理辦法相關規定。3.民宿業者能針對當地自然生態、風俗人文等,提供專業詳細的導覽服務。4.民宿結合當地環境生態資源、人文風情特色等,並規劃成活動或行程來提供給遊客體驗及參與。5.民宿外在自然景觀、庭院綠化美化得宜,能吸引遊客。6.民宿能迅速且有效處理客訴事件。7.民宿提供電話或設置網頁供遊客網路預約訂房。8.建築物外觀經過設計有特別造型,使建築物具有特色與美感,能引起遊客興趣前來住宿。具有可接受的信效度,可供小琉球民宿業者經營管理之用。
Purpose: The present study investigated the current status of B & B operations in Xiaoliuqiu in order to provide useful information for owners and/or operators to promote their business management. Methods: This study used self-design "B & B operations and management in Xiaoliuqiu" questionnaires. A total of 85 B & B owners/operators were invited to participate in this study. The data collected from the questionnaire survey were analysed through descriptive statistics including frequency, mean, standard deviation, t-test, and factor analysis.Results: The results of the study revealed 8 key success factors that were similar to and/or consistent with the findings from related studies as reported by other researchers. Furthermore, statistical analysis showed an acceptable reliability and validity. Conclusion: There are 8 critical success factors for business from this study: 1. B and B operators can interact and treat tourists kindly as friends, family and let them feel welcome and honour. 2. An overall sanitation is clean and safe and in line with an overall health and safety measures and relevant provisions. 3. B and B operators can provide professional guided tour relating to the local ecology and customs. 4. B and B operators provide activities or trips in relation to the local environmental, ecological resources, life style and features. 5. The natural landscape, garden and beautifying surrounding can attract tourists. 6. B and B operators can quickly and effectively deal with complaints. 7. B and B operators provide telephone or Web page for booking. 8. The special outlook of the designs, features and beauty of the building can attract visitors to stay in B and B. It is expected that the findings of the study could provide useful information for the B & B owners and/or operators to reconsider their operating strategies.
